Residential Tenant Fees

Permitted charges in accordance with the tenant fee act 2019
Under the terms of the Tenant Fee Act if you enter into an assured shorthold tenancy, payments which may apply will be as follows:
First months rent: In advance
tenancy deposit (annual rent less than 50,000): Equivalent to five weeks rent
tenancy deposit (annual rent of 50,000 or more): Equivalent to six weeks rent
holding deposit: Equivalent of one weeks rent
early termination when requested by the tenant: A charge not exceeding the financial loss experienced by the landlord
utilities, communication services, TV licence and council tax: To be covered by the tenants from the start of the tenancy
default charge for late payment of rent: Limited to interest charge at 3% above Bank of England base rate, when rent is more than 14 days late
default charge for replacement of lost key or security device: Equivalent to cost incurred
changing the tenancy documents after the commencement of tenancy: Up to 50 for one new reference and providing a new tenancy agreement or for drawing up a variation document at the request of a tenant, or for any reasonable costs incurred if these are higher than 50
non-housing act tenancies (nha)
A Non-Housing Act Tenancy is formed when one of the following criteria is in place:
The annual rent exceeds 100,000
The property is occupied by an entity (Company let) rather that an individual
The property is not used as a main or primary home
There is a Resident Landlord

pre-tenancy application charge (ptac):
Tenancy paperwork: 300 per tenancy for contract negotiation and arranging the tenancy
deed of guarantee: 100 per deed
company reference checks: 75 per reference
deposit: Usually equivalent to six weeks rent or if you have a pet this will usually be equivalent to eight weeks.
Withdrawing from the tenancy: Private tenancies minimum of 2 weeks rent Company tenancies minimum of 2 weeks rent
call out services (inc out of hours): 75 per hour and/or youll have to pay the contractors invoice where your actions or lack of actions result in us or a contractor attending the property to remedy the situation.
Last minute cancellation or no cancellation of pre-arrange visits: 75 per visit and any contractor invoice. If you cancel an appointment less than 24 hours before, or we have arranged to visit your property and we cant gain access.
Hourly rate: 75 plus any replacement costs if we or the landlord have to replace any damaged or broken items, or return any fixtures or fittings to their original position, as per the inventory.
Any overseas payment charges: 18 per payment. Unless you ask us to pay monies to a UK bank account instead.
Late/unpaid/returned rent payments: 100 late payment charge and 3% above the base rate of Bank of England per annum, calculated daily.
Change of sharer: 100
additional sharer: 100 if they change at the same time as the above
renewal negotiation: 150 for each renewal. If additional referencing is required, well also charge you 45 per reference.
Any tenancy agreement specially negotiated clauses agreed after the tenancy agreement has been signed: 75 each time a change is requested and agreed by the landlord
early termination: All costs, fees and charges incurred by the landlord for allowing early termination including the agents existing or re-letting fees.
Stamp duty land tax: This tax is payable on tenancies where the rent exceeds 125,000
