Letting fees

Once we have agreed terms for a tenancy, we will require payment of a non-refundable £175 tenancy administration fee per tenant (each adult to be resident in the property), covering all referencing, preparation of the tenancy agreement and associated administration relating to commencement of tenancy, together with a £200 reservation fee which will be credited to your initial rental on commencement of tenancy

A deposit will be due on commencement of tenancy, calculated at 125% (1 & 1/4 times) the monthly rent, unless an additional amount is agreed, for example in relation to pets. This is to be held for the duration of tenancy and from which deduction may be made based on the findings of the inventory check-out or otherwise in respect of breach of contract.

A landlord will normally pay to have an inventory prepared and checked on commencement of tenancy, whilst a tenant will normally pay for an inventory check-out on termination of tenancy, currently typically between £70 - £110 dependent on size of property and subject to change over time.

We currently charge tenants £60 to prepare a tenancy agreement on renewal of tenancy, usually annually. This is subject to change over time.
