Relevant letting fees and tenant protection information
As well as paying the rent, you will be required to make the following permitted payments.
Before the tenancy starts, you will be required to pay to Palace Gate Lettings ‘the Agent’ the following:
1) Holding Deposit (per tenancy) Equivalent to 1 week’s rent to reserve the property. On successful completion of referencing and signing of the Tenancy Agreement the Holding Deposit will go towards the first month’s rent.
2) A Deposit: Equivalent to 5 weeks’ rent, to cover rent, damages or defaults on the part of the tenant during the tenancy.
During the tenancy the following permitted payments are payable to Palace Gate Lettings ‘the Agent’ or Landlord as required.
Variation of Contract at Tenants Request a payment of £50 per agreed variation if you want to change the tenancy agreement
Change of Sharer at Tenants Request a payment of £50 per replacement tenant or any reasonable costs incurred if higher.
Payment of interest for the late payment of rent at a rate of 3% above the Bank of England Base Rate
Lost Keys or Security Devices. Tenants are liable for payment of actual cost for the loss of keys/security devices including locksmiths charges and cost of replacement keys and locks.
Extra Costs. A charge of £15 per hour, for time to replace lost keys and security devices and for out of office hours call outs.
Early Termination of the tenancy at the Tenants Request. Tenants to be liable for Landlords cost in re-letting the property as well as all rent due under the tenancy until the start date of a replacement tenancy.
During the tenancy (payable to the provider) if permitted and applicable, the Tenant shall pay for:
All Utilities – gas, electricity, water. Also council tax, television licence, telephone and broadband, subscriptions and installation of cable/satellite and parking permits.
Other permitted payments. Any other permitted payments due under the relevant legislation, including contractual damages.
