Pre-Tenancy

All Fees stated are inclusive of VAT (calculated at 20%)

Referencing Fee (by independent specialist): £29.50 per applicant

The cost of referencing includes checking your credit status, previous employer, current or past landlords, and taking into account any other information to help assess the affordability of your tenancy application.

Inventory fee payable at check-in (by independent specialist): Ranging from £75 to £250 dependent on the size of the property

Ordinarily, the check-in fee is covered by the tenant and the check-out fee is covered by the landlord (this can vary) and includes the costs of conducting an inventory.

Administration fees: £107 per property

In certain circumstances and for certain properties the landlord will have a preference to create the lease/tenancy agreement in which case the landlord may wish to charge the tenant(s) for this service. Please enquiry with a member of the Lettings Team for which properties the landlord’s own charge may apply.

Once your offer has been accepted, the landlord will usually require 1 months rent upfront and 6 weeks deposit prior to your moving in. However this may vary dependent on the property and whether or not you have pets (landlord usually requires an additional 2 week deposit for pets in the property).
